Rental Agreement

Version 2026-10-26. This agreement applies to every reservation made on bellascasasvr.com.

This agreement is between Bellas Casas Vacation Rentals (“we,” “us”) and the person making the reservation (“you,” the “Guest”), for the home and dates shown in your booking confirmation (the “Property”). By checking the box and paying, you agree to these terms on behalf of everyone in your group.

1. Payment

The full amount is charged when you book. Your total includes the nightly rent, cleaning fee, any extras you chose, lodging taxes, and a service fee that covers card processing. We collect and remit applicable lodging taxes.

2. Cancellations

• Cancel at least 14 days before check-in: full refund, less the service fee.
• Cancel 7 to 13 days before check-in: 50% refund of the nightly rent, plus the full cleaning fee and taxes.
• Cancel less than 7 days before check-in, or leave early: no refund.

To cancel, email hello@bellascasasvr.com. If we must cancel, you’ll receive a full refund.

3. Security deposit

A refundable security deposit of $500 is placed as a hold on the card you booked with, the day before check-in. It is released after check-out if there is no damage. We may keep all or part of it for damage beyond normal wear, missing items, extra cleaning, or violations of the house rules below, and we will tell you in writing what was kept and why. If costs exceed the deposit, or the hold has expired, you authorize us to charge the remaining amount to the card on file.

4. Check-in and check-out

Check-in is after 4 PM and check-out is by 11 AM, unless you booked early check-in or late check-out. Those extras are subject to availability; if we can’t provide one, we’ll refund it. Check-in instructions and your door code are sent before arrival.

5. Occupancy

The number of guests may not exceed the number booked or the maximum listed for the Property. The person making the reservation must be at least 21 and stay at the Property. Visitors who are not registered guests may not stay overnight.

6. House rules

• No parties or events.
• Quiet hours are 10 PM to 8 AM. Please respect our neighbors at all times.
• No smoking or vaping of any kind inside the homes.
• Pets are allowed only at homes listed as pet friendly, and only with our approval in advance.
• Pool and hot tub use is at your own risk. There is no lifeguard; children must be supervised by an adult at all times. No glass near the pool.
• Park only in the spaces described for your home.
• Please leave the home reasonably tidy, take out trash, and start the dishwasher.

Serious violations, including parties, exceeding occupancy, or disturbing neighbors, may result in being asked to leave without a refund, plus any fines or costs we incur.

7. Damage and liability

You are responsible for any damage caused by you or your group during your stay. Please report accidents or problems right away. We are not responsible for loss of or damage to your personal belongings, or for injuries, except where caused by our negligence. You use amenities such as the pool, hot tub, fire pit, and grill at your own risk.

8. Maintenance and access

If something isn’t working, contact us and we’ll fix it as quickly as we can. Outages beyond our control, such as utilities, weather, or a heater repair, are not grounds for a refund, though we’ll always try to make things right. We may enter the Property for emergencies or urgent repairs, with notice whenever possible.

9. General

This is a short-term vacation rental and does not create a tenancy. This agreement is governed by the laws of the state where the Property is located. If any part is found unenforceable, the rest still applies.
